We are free to deal with any mortgage lender, but we are committed to lenders who constantly provide high quality products and service, in all occasions we will act on your behalf.

Having many years experience in the Financial Services Industry involving major Mortgage, Savings and Loan institutions does provide a sound foundation from which we develop our professional role. There is no need to compromise service standards and this is truly reflective in the way your mortgage professional will fully support your needs and protect your interests.

All advisors will be required to be qualified to the standards expected by ALL the regulatory authorities including The Mortgage Code Compliance Board.

Under the terms of the Code, there are three levels of service available. These are:
a) Full advice and recommendation;
b) Information on different types of mortgage products available to allow you to make a choice;
c) Information on a single product only, where no advice is given.

We offer a full advice and recommendation service in all cases in order that we can make an informed decision with you about the choice of your new mortgage. We will provide an explanation of the main relevant repayment methods available (for example capital and interest or interest only) but if you select a repayment option, which includes a product that is regulated under the Financial Services Authority, this will be administered by our associate company The Jim Smith Financial Practice.

During our initial meeting, we will be completing a detailed mortgage / financial review questionnaire to enable appropriate advice to be given on your mortgage and other related insurance products. Once we have made our recommendations to you, we will confirm our advice in writing. You should keep this as it will be an important record of our discussions. Details of the loan will also be confirmed in your lender's formal offer.

We may receive fees from lenders with whom we place mortgages. Where this occurs we will tell you the amount.

We may charge a fee for sourceing and administrating your mortgage application, if this is implemented you will be informed of the amount prior to the mortgage application being completed and also in writing. My firm may also receive commission from mortgage related products.

Our aim is to provide you with a first class professional and confidential service - should a complaint arise, in the first instance you should contact me at the above address or telephone me at 0800 65 22 781. Thereafter should the complaint not be resolved to your satisfaction through our internal complaints procedure, we will assist you in resolving it by referring it to The Mortgage Code Arbitration Scheme, The Chartered Institute of Arbitrators 12 Bloomsbury Square London WC1A 2LP phone 0207421 7444 fax 020 7404 4023.

We will treat all your personal information as private and confidential (even when you are no longer a customer) except where law permits us or where the disclosure is made at your request or with your consent in relation to arranging your mortgage. The client has a right to access all records held on them.

The Mortgage Code Compliance Board (MCCB) regulates the Mortgage Code to which we subscribe. As part of MCCB's duties we may be asked to provide them with access to our customer records in order that they may carry out an audit of our activities. The MCCB's ability to inspect customer records promotes best practice in our industry and ensures that you continue to receive the best possible service from us.

If we disclose your personal information to the MCCB then it has agreed with us that it will only use it for the purpose of compliance with the Mortgage Code and not for any other reason.
